Why are companies selling land instead of buying it?

66 companies now own less than 100 hectares of land since the land market opened, so they were removed from the list of large landowners in the State Land Cadastre. Other companies on the list also reduced their land — in total, land plots shrank by 8,225.4 hectares in a year. The companies with the most land are Ahrofirma Svitanok and Druzhkivske Mining Company.
At the start of 2024, 283 businesses owned more than 100 hectares of land. Now, only 217 companies are left on that list — and 34 of them are registered in temporarily occupied territories (TOT).

Since January 2024, the land market in Ukraine has been open to businesses. But instead of buying more land, many companies that owned large areas have started selling it. In just one year, businesses sold 2,554 land plots.
Denys Marchuk, Deputy Head of the Ukrainian Agrarian Council, said that for small farmers, the main issue is having enough money to run an agricultural business.
«It’s important to understand that in Ukraine, fields are not made up of large blocks of land. On average, fields here are about
50–60 hectares. When you start a business, you need one big area of land to reduce the cost of working it. If there’s no large area, then there’s less interest in buying. A company won’t be interested if it’s offered just3–4 small plots in the middle of a field — because they won’t even be able to use them properly»,— says Denys Marchuk.
