Most In-Demand Land in Poltava Region

Over 254,000 deals for buying and selling Ukrainian agricultural land were made during the three years of the open land market. In total, Ukrainians purchased half a million hectares of land, with an average price of 41,000 UAH per hectare. The most in-demand land was in the Poltava region, while the most expensive land was in the Ivano-Frankivsk region.
A total of 567,322 hectares of agricultural land were purchased in the three years since the land market opened in Ukraine. Ukrainians completed 253,416 land sale agreements at an average price of 41,000 UAH per hectare. The year 2023 saw the highest volume of land purchases, with 179,921 hectares bought.

Since the market opened, the most in-demand land has been in the Poltava region: 60,360 hectares have been sold there, with an average price of 42,750 UAH per hectare. Following Poltava are Dnipropetrovsk with 58,869 hectares sold, and Kharkiv with 54,458 hectares sold.
The onset of the full-scale war has affected buyer demand and land prices. In the first half of 2024, Ukrainians bought 17,036.6 hectares of land in the Poltava region, paying an average of 52,590 UAH per hectare.
In the Dnipropetrovsk region, 12,952.7 hectares have been sold since the beginning of the year at 34,000 UAH per hectare. Instead of the frontline Kharkiv region, Kirovohrad region has moved into the top three: 9,375 hectares at 38,000 UAH per hectare.
The most expensive land this year is in the Ivano-Frankivsk region: 101 thousand UAH per hectare.
Currently, only a quarter of agricultural land changes owners through purchase and sale. The majority of ownership changes are related to land inherited, which accounts for 65% of transfers.

Reminder: On July 1, 2021, the land market opened in Ukraine, allowing the purchase of land for agricultural work. Initially, only ordinary citizens could buy land, but as of 2024, the market has also opened for businesses.
